Basement and Garage Floor Coatings for Michigan Homes

Basements year round. Garages, porches and decks in season.

Most of our work is industrial, which is also why our residential floors tend to outlast the ones homeowners are usually sold. The preparation and the materials are the same ones we use on warehouse and manufacturing floors. The only thing that changes is the size of the room.

Basements can be coated any time of year. They are indoors and the temperature is stable, so winter is not an obstacle. Garage floors, porches and decks are weather dependent in Michigan and are scheduled in the warmer months.

Basement Floor Coatings

Chip Broadcast and Decorative Flake

A chip broadcast or flake system gives you a hard-wearing floor with a finish that hides dust and small imperfections, which is what most people want underfoot in a finished basement. The projects below are in Livonia and Novi.

The preparation decides how long it lasts. Basement slabs frequently carry moisture coming up from below, and a coating laid over a slab that has not been tested and prepared properly will lift, sometimes within a season. The grinding, the moisture check and the crack repair are the parts of the job you will never see and the parts that determine whether the floor is still sound in ten years.

Decorative and Metallic Finishes

If you want the basement to look like a finished room rather than a utility space, metallic and stained systems are poured and worked by hand. No two floors come out the same, which is the point of them.

Garage Floor Coatings

Chip Broadcast Garage Floors

A garage floor has to cope with hot tyres, road salt carried in all winter, dropped tools and the occasional spill. A chip broadcast system handles all of it and cleans up with a broom and a hose.

Garage work is scheduled seasonally because the slab and the air both need to be warm enough for the system to cure properly.

Porches, Steps and Decks

Heavy Aggregate Deck Coating

Exterior concrete takes freeze and thaw cycles that interior floors never see, so these use a heavy aggregate broadcast that stays grippy wet and holds up to salt. The front entrance below is in Harrison Township, finished as a two-colour system across the porch, steps and walkway.

Deck Resurfacing

A weathered deck surface prepared and recoated with a textured non-slip finish, shown before, during and after.
